The Buying Process

The home-buying process can be daunting (especially for first-time home buyers), but it is also an exciting and rewarding process!

At Bergdahl Real Property, we love working with you, the buyer, to find the home that best meets your needs and fulfills your dreams. We have helped hundreds of buyers over the years successfully find and purchase a great home. Here is a general outline of what we do for you in the home-buying process:

  • We know the local market and can focus in on the areas that have the greatest possibilities for finding a home at the price you want. 

  • We will talk in depth about your priorities, so we know exactly what you need in your home.

  • Before begin the home search, it is important for us to know your budget. If you will be obtaining a loan, we can refer you to an excellent loan officer to pre-approve you for your home loan.

  • We will set up a systematic search on the multiple listing service (MLS), which provides access to thousands of homes for sales, and  we will sift through the results to find homes that are a good fit for you. Homes that don’t meet your specific needs are removed. 

  • We will make appointments, preview homes with you, and help you determine which homes best fit your needs.

  • Once you've found the home you want to buy, together we'll complete a purchase and sale agreement. This is the contract in which the seller and the buyer outline the details of the property transfer. We will organize, expedite, and guide you through the negotiation process, the legal process, and the details that follow.  Facing this process on your own can be confusing and potentially legally problematic if not approached correctly.  We're there with you through the entire process (Rich being a lawyer comes in quite handy here)  to make sure all your legal bases are covered.

  • When you do choose a home, in order to make sure the home is structurally sound, you should have the home inspected. We would be happy to schedule a home inspection for you. The inspector will look for large repairs that are needed and report on the condition of the home.

  • A closing date is jointly agreed-upon during the negotiation stage of the transaction. Before closing, the closing agent (usually an escrow company, title company or attorney) will complete a thorough settlement statement for both buyer and seller.
